Electrical Planning Reports for BC stratas
Fixed fee. Site visit to signed report in about three weeks.
Compliance clock
Dated milestones, not a countdown. Work backwards from your AGM.
Who needs one
Any strata corporation with five or more strata lots. If your building has a shared electrical room and owners have ever asked about EV charging or heat pumps, the report is required and it is the document that tells you what your service can actually carry.
- 5+ strata lots — required
- Under 5 lots — not required, still useful before an upgrade
- Mixed commercial / residential — required, scoped per building
What's in the report
Who signs yours
Most councils do not know which classification their building falls under, and a report signed by the wrong party is not a compliant report. We confirm it first, at no cost, and tell you which of the two applies.
What it costs
- Number of buildings in the complex
- Part 3 rather than Part 9 classification
- Electrical drawings missing or out of date
- Utility consumption data consent not yet given
After the report
The report is step one of four, and the study in the middle is funded by the utility rather than by your contingency reserve fund.
Questions councils actually ask
01 Is an Electrical Planning Report actually mandatory?
02 Do we need one if nobody wants an EV charger?
03 Who is allowed to sign it?
04 How long does it take?
05 What do you need from us to start?
06 Can we use the report for rebates?
07 Does the report commit us to any work?
08 What if we miss December 31, 2026?
